If your Dubai property adds up to AED 2,000,000 or more, you can apply for a renewable 10-year visa for you and your family. It does not depend on an employer and you do not have to live here.
It is a long-term residency the UAE grants to investors, among other profiles. On the property route, your property is what gives you the right to the visa.
Renewable as long as you keep meeting the requirements. No renewing every two years like a work visa.
You can change jobs, start a business or stop working without losing your residency.
You can sponsor your spouse, your children and, in some cases, your parents.
The visa stays valid even if you spend long periods outside the UAE.
What counts is the property value certified by the Dubai Land Department (DLD), not the price you paid or how much you have paid so far.
One property or several that add up to that value.
With the purchase registered in your name (Oqood) and the value certified by the DLD.
The full property value counts, not what you have paid. Your bank must give you a no-objection letter (NOC).
Your share alone must be worth AED 2,000,000 or more.
Valid passport, photo, title deed or Oqood, DLD valuation, bank NOC if mortgaged, medical test and health insurance.
Approximate figures to give you an idea. Fees change often and depend on your case.

These are separate from the visa: 4% DLD registration, about AED 4,000–5,000 in transfer fees and, if you buy a ready property from a seller, usually a 2% agency fee. Off-plan from the developer usually has no agency fee.
One or several properties adding up to AED 2M, ready or off-plan. I help you choose one that also makes sense as an investment, not just for the visa.
The purchase is registered in your name (title deed or Oqood) and the DLD certifies the value. If there is a mortgage, you request the NOC from the bank.
You apply to the Golden Visa service for property investors with your documents.
Once approved, you do the medical test and biometrics.
You receive the 10-year visa and then sponsor your family. It usually takes 5 to 15 working days once documents are complete.
No. There is no minimum stay, and the visa stays valid even if you spend long periods abroad.
Yes. Since 2026 a minimum paid percentage is no longer required: the certified value of the property registered in your name counts. We confirm that your project and your case qualify before you buy.
The visa depends on you still owning property worth at least AED 2M. If you sell and have no other property adding up to that value, the visa is cancelled.
Yes. The visa does not tie you to an employer: you can work, run a business or not work.
There is a 2-year property investor visa with lower requirements. I will tell you which one applies to your case and whether it is worth it.
I show you options from AED 2M that also make sense as an investment, and we work out the total cost with the visa included.
