A client came to me with the down payment ready but unsure how they would cover the instalments during construction. I told them to wait. Buying from abroad takes trust, and trust is earned by saying no too.

Most agents disappear once the sale closes. I stay: I find your tenant, handle the rental, or manage the resale when you're ready to sell.
